We are celebrating already this new year: our appeal was allowed and we have received planning permission for a new eco-home in Stoke Gifford, South Gloucestershire. And rightly so, because the dwelling we designed was sensitive to to the context, neighbours, and the planet. It also made more effective use of land in an area suitable for development.


It was clear that the case officer thought this too because they initially recommended the scheme for approval, only to be overruled by their line manager.

They would not accept the two storey design but would accept a bungalow. Whilst the site was part of large garden belonging to an existing bungalow, we made the case that this was the anomaly in the area with all other adjacent houses being two storey. Ultimately, the two storey design would not affect the daylight, privacy or outlook or the neighbouring houses.

Despite our best efforts to demonstrate this and show that it was clearly policy compliant, the application was refused, and so we went to appeal.

6 months later, the planning inspector confirmed that the planning authority's grounds for refusal were 'largely subjective' and agreed with our case demonstrating how the amenity of neighbours was not significantly impacted, and allowed the appeal.


Going to appeal is a lengthy process which put unnecessary delays on the project. Nonetheless, receiving permission for a new eco-home is always a happy moment and confirmation of our thoughtfulness as designers. We are always mindful of policy and the amenity of neighbours to give proposals the best chance.

The house is designed with passive solar strategy's and aims to meet the AECB Carbonlite New build standard for energy efficiency. The roof is orientated south to maximise solar panels space and features a lovely set back atrium space that will be adorned with glulam structure. The set back enables the central area to be shaded in summer but full of light in winter. The atrium is located at the top of the stairs providing an open, social landing at first floor.

We are really looking forward to progressing this design to the technical phase and beyond. It shall be timber frame with natural insulation and stone boundary walls. A simple yet special house that will be really come to lift in the detail.
